Conditions of Let

1. The period of let is from 4pm on the day of arrival until 10 am on the day of departure unless otherwise agreed.
2. The property sleeps two. Any additional occupants must be agreed in advance.
3. The rates include all bed linen and towels. A cot (cot linen not provided) and highchair are available on request at no extra charge.
4. A deposit of 25% is required as confirmation of a booking. The remaining balance will be required six weeks from the start date of the holiday. (If booked within six weeks of the holiday start date the full amount is payable on booking)
5. If you cancel the booking, any refund is at our discretion.  We are happy to refund in full if the property is re let, otherwise you may forfeit your deposit.
6. If for any reason beyond our control we are unable to provide the property as booked we will refund all monies you have paid in full and the hirer shall have no further claim against the proprietor.
7. Use of the property is at the hirer's own risk and no liability shall fall on the proprietor for injury to the occupants or for damage or loss of the hirer’s personal property.
8. The property should be left clean and tidy and guests will be liable for any breakages or damage to the property.
9. Smoking is not permitted inside the property.
